Montenegro is situated in the heart of the Mediterranean, in the south of Europe. Montenegro is a land of unusual contrast, at the border between the east and west it past through many various courses of civilization and culture. Therefore, even till today you can feel the traces of the Byzantine, Moslem, Venice and Austro-Hungarian influences. Meanwhile, the most dominant culture that exists is the Slovenian one.

For a long time Montenegro has been known as a land of “ humanity and courage” , honor and justice being the choice of every Montenegrin.

Montenegro is a land of contrasts and undiscovered natural beauty.

On one side we have the southernmost fjord in Europe – Boka Kotorska bay, 117 sandy beaches, numerous renaissance coastal towns. While, on the other side peaceful mountain scenes beside glacial lakes.

Feel the adrenaline surge while rafting down the canyon of the Tara river, the deepest canyon in Europe or get accustomed to nature again in the virgin beauty of Biogradska gora, the last virgin forest in Europe. Cruise along the largest lake and the biggest bird reservation in Europe - Skadar Lake. Experience the special dimension found in the particular combination of ethics and aesthetics which are the soul of Montenegro.

The fabulously jagged coastline of the Adriatic sea offers you the variety of beaches, coves, bays and islets that you have been dreaming of and in that way bringing you to Montenegro essential identity – the mountains.
There are three colors present in the Montenegrin landscape: blue , emerald green and iron gray, amazingly combined and interwoven, because of its priceless natural beauty, Montenegro was proclaimed an ecological state through a special declaration. The most important natural resources are four national parks : “Durmitor” designated by UNESCO, “Biogradska gora”, “ Skadar Lake ” and Mount “Lovcen”.

Exotic unforgettable landscapes, imaginative bays, eternal natural beauty, beaches and rocks makes Montenegro a “wild beauty” in Europe, where you can experience the challenge and excitement, adventure and love, the combination of incompatible.

Registration in the name of the new owner takes up to three months from conclusion of the sales contract during which time the new owner can take possession of the property.

If the buyer wants a property he simply pays for it at the same time as he signs a full sales contract with the owner(s) and that's that. Alternatively he can pay a deposit, wait a month or so and then pay the rest. It depends on his agreement with the owner(s).

The purchaser will have to give a copy of his passport to the lawyer together with power of attorney for the lawyer to do the conveyance on his behalf. This is quite normal but a standard precaution is to check that the power of attorney is for conveyance and he's not inadvertently giving permission for the lawyer to do something else.

This is a discrepancy in the law that will be ironed out in early 2006 when foreigners will be able to buy anything they want anywhere they want.

The alternative for the time being with houses with land plots over 500 sq m is to open a company. This is a fairly simple process and can be done mostly by power of attorney but it's best to make sure a good lawyer is engaged to take care of everything.

A company can be opened by a lawyer for around 500 EUR

Bookkeeping costs for preparation of company accounts are around 100 EURO per month.

Legal fees for title checking and conveyance are around 500 EURO.

Real estate transfer tax payable to the government by the purchaser is calculated at 2% of the value of the property.

Unlike Croatia there is no requirement to wait for permission from any government ministry in order to purchase directly as a foreigner or via a company.
